Hi Liz.

I understand that there are a lot of people out there who are apprehensive about buying a home on the internet.  I thought if we shared our experience it might help. Living in Hawaii and looking for a home in Lake Havasu we knew we would need a real estate agent that we could trust and that we could work with long distance. After looking through Real Estate Magazines we had picked up on our last trip to Lake Havasu we looked at all the ads from the different Realtors and decided to "Just Call Liz".  Best move we ever made.

We sent an e-mail to Liz asking her to call and she did, within about 10 minutes!  We spent a little time talking to her, telling her what we were looking for in a house and kicking around some ideas with her and she promised to get back to us with some homes to look at.  By the next day she had found us four houses to look at and e-mailed us pictures and info on all of them. One of these was our perfect house at the perfect price and we made an offer.

Everything was handled by phone, fax and e-mails. There were a few glitches along the way, I think there always are when purchasing a home, but Liz handled everything for us and kept everything moving along smoothly.  We went to Lake Havasu to sign the closing papers which wasn't really necessary but we were anxious to see our house and meet Liz in person.

I guess the best thing about dealing with Liz is that she listens to what you want and need, doesn't assume she knows better than you do and has been in the business long enough to know a lot of contractors, lenders, service people, etc. so is able to help with whatever you might need.

Internet shopping for a new home can be fun and a little scary.
Working with the right Realtor can make all the difference. My advice to anyone contemplating an internet home purchase?

You will have to come by and see the place now that it’s almost furnished.  We’ll be driving out this Friday with another load – including a pool table for the casita!  So if you’re in the area, please come by and see us.  Until we meet again, thank you for providing stellar service – always with a smile – and such a warm welcome to Lake Havasu.

Dear Liz,

Joyce and I just want to say thanks so much for making our buying experience at Lake Havasu a good one. You are welcome to share this with any of your clients as we feel it is to their advantage to be aware of the exceptional service you have provided. I'm sure that their are others buying their first home, "away from home" that you have made so easy to do.

My wife and I have been looking for a winter home that was close to water and yet affordable. We have been to Las Vegas and Phoenix at different time and loved the climate but missed all the advantages that living by water has. Last December, we decided to rent a home at Lake Havasu to see what it was like. To summarize, we loved and started looking for a home of our own. Prior of our visit, we did some property searching on the internet and were fortunate to hook up with Liz. We told her what we wanted and she started sending us properties on a regular basis for our review. She answered any questions we had promptly and contrary to others we tried, returned calls in a timely and professional manner. Naturally, we chose her over several others upon our home search while we were there.

I can't recall how many homes (many) we looked through with Liz who was so accomodating as was always willing to work around our holiday schedule. Being from Canada, we were not familiar with the construction, the utilities, the neighborhoods, the buying process, ect.... again Liz helped us through all of it. She showed us through any homes we wanted to see and not only gave the pros of a particular home, but was quick to point out the cons which we really appreciated. She has been in this market during good and bad times and is well connected. There wasn't one part of our paying process that she was not able to help out. This process included home inspectors, pool contruction companies, title transfer people (they don't use lawyers like we do here), house maids, window washers, weed and pest control people, house valets to check on her home periodically, restuarants, community functions to attend, and the list goes on and on. 

Her service did not stop after the sale. We had a couple of hiccups in the paperwork that occurred after the house had been purchased. We were back in Canada at this time and if it wasn't for Liz we would of had to make a trip back down to resolve. She took care of each item which was such a relief for us. It should be stated, that these items were such that they were not the responsibility of the Realtor to resolve.

Our Canadian "Dollarette" was of course an issue of concern to us in making a home buying decision. Even so, in doing the calculation and taking into account the cost per square foot to build a new home, we considered in a good investment. It gave us exposure to the USD currency, and sure, it may take 1,2 or maybe 5 years for our current world wide economy to straighten out, but when it does our house will be a winner and we will be enjoying it the whole time. If our currency loses more ground to the USD, we can always sell our home, and bring back the advantage in Canadian dollars. In the Havasu market we saw very little downside.

     Since we are from Salt Lake City, we didn't have any friends or family to assist us when we wanted to start furnishing the house.  You went above and beyond  as our realtor by offering to let us have items delivered to your home for us to pick up when we came back to Lake Havasu.  Even when the sale completed and your work was done, you still maintained a commitment to us and were are responsive to our calls and questions.

     You also introduced us to the perfect mortgage broker.  Dan from Bank of America was also a great help to us.  Although there was a small glitch in the closing, he worked extremely hard to make it happen on our timeline. 

     We have purchased many homes in the 30+ years we have been married and we found this experience to be the most pleasant one.  We would be more than willing to provide a reference to anyone looking for a home in this area.  Please just ask and we will do it.   Thank you again for your help and assistance.

It all started with searching on the internet. We sent 3 or 4 requests for
information on properties in Lake Havasu. Guess who called us first....of
course it was Liz and are we ever glad. She was there for us every step of
the way, from giving us an assortment of properties to view on line to

Why we love Liz.

In 2009 after travelling down the west coast of the U.S., across New Zealand, Through the Copper Canyon, and on to Texas we finally ended up in Lake Havasu City for a much needed rest. My husband was keen to buy a place in a Mesa RV park and settle down, but I loved the water, the small city atmosphere, and the absence of high pollution warnings of Lake Havasu. We spent a week in a RV park where you bought lots, only to be denied access to the financial statements and sense the dissatisfaction of the residents. We decided our money would be better spent buying a winter home. We got a realtor and started our search for our dream home. April came, and it was time to head home, but we were determined to return in the fall to continue our search.  During the summer, we received a few new listings, but many repeat listings from our realtor. My husband watched the internet and happened to inquire about a property listed by Liz Miller. She not only responded to his questions, but started sending us appropriate listings. Over the course of the summer it became very apparent that Liz had more interest in our dream than our realtor had.

My husband, being a very fair man, and having worked in commission sales his whole career was very reluctant to sever our relationship with our original realtor but couldn't deny that Liz was right for us. By the time we returned in October we had we had a list of 6 or 7 good prospects, all of which met our limited criteria. Liz suggested we drive around and view the homes and neighbourhoods, then arrange with her to see the ones of interest to us. We worked with Liz in earnest for the next 2 months narrowing our dream location to a community with a pool and clubhouse. Alas the homes available were not right for us, but Liz continued to search like a bloodhound and finally found the prize.

A prior short sale fell through so we made an offer Only one small hitch, it was a short sale. Liz was careful to explain to us all of the implications of a short sale, and the best approach to ensure success, then the wait began. Liz kept us posted regarding the banks inaction, while continuing to add potential properties of interest.  After our home inspection Liz provided great advice regarding changes to our offer considering deficiencies. At last the long awaited call that the bank was considering our offer, then fruition of our dream our offer was accepted.  At last we own the house we love, and our dependence of Liz goes on with constant questions regarding referrals for tradesmen, We gladly refer Liz to our friends, and love sharing our story with the happy ending.

Now you know why we love Liz.

We bought a house in Lake Havasu in the last days of December 2009 with Liz as our agent.  As Canadians, we needed a crash course in the dynamics of foreclosures, short sales, Arizona real estate and many other terms that were unfamiliar to us.  From the start, Liz was extremely knowledgeable and helpful.  She is also very well connected and if she didn’t know the answer, she was quick to pick up the phone and get the information.  The foreclosure world of Fannie Mae and Freddie Mac was foreign to us and works in mysterious ways.  Liz helped us negotiate through all of that and was able to finally get us a price that was fair.  She steered us away from areas and properties that were less desirable and was always efficient and fun to deal with.  We were back in Canada when the deal was struck and had only three banking days in Canada that last week of December!  It was a rush, to say the least, with lots of phone calls, couriers etc.  We never would have been able to pull it off without Liz there to coordinate it all.  Our friends in Lake Havasu (other snowbirds) have orchestrated the cleaning, painting, tiling and laying of carpet for us and we look forward to seeing it all shortly. Again, Liz came through with names of reputable people to do all these jobs and our friends were very impressed with all of them. So…. JUST CALL LIZ!

Brenda and I are so happy for your assistance with the purchase of our new home even though it was a nightmare to close.

This is the short condensed version of the story for Liz to share with people that are thinking of going with Liz (I RECOMMEND HER!!!) So many other things have happened but here are a few highlights…

When I say it was a nightmare Liz and I both know that it had nothing to do with her end of the deal. Brenda and I were moving to Lake Havasu from Salt Lake City. We were looking to get into our new home while starting up our new business. While I was looking to find the realtor that was right for us I called Liz based off internet reviews. Before meeting me, she was happy to spend an hour of the phone with me talking about the culture of the town and things to do. Then on a few other occasions she spent a similar amount of time so that we would be comfortable working with her. (That is AMAZING since most realtors I have worked with in the past are very focused on just getting things sold.) I am one that checks around before working with someone and Liz was the only one who answered my calls quickly, gave me accurate information, and had no problem with going over the details with me so that I was comfortable…

In just two visits, we were able to narrow down to our new home. By the way she wanted to show us the home we ended up with on our first visit but we said no to visiting it… Crazy Utah Folk…

I am sure the process of figuring out exactly what we wanted was a bear for Liz but it was nothing but smiles and more showings to help us decide on what was right for us. The mile long list of requirements did not seem to scare her and unlike other agents, who just say no that is not what you want and then take us to something else, she said we would just have to look for the right house.

So we end up finding the right house and make an offer. It was our fist foreclosure purchase but obviously not hers. She was right there to tell us the things we wanted to avoid and details we never would have thought of before making our selection. I cannot believe Liz even went out of her way to get engineering  reports because a home we were considering may have had structural defects (aka major expense to repair) so that we could make an informed decision (yes that is right we decided to avoid that home).

So we think all of the work is done and rent out our home, ship our belongings, and get a hotel room for an anticipated stay of 1 – 2 weeks while we have some repairs done to the home. Liz let several contractors into the home so that we could have competitive bids and was happy to do it on the weekends as well (WOW!!!). Once we arrive and get close to the closing date we find out my lender (who will remain nameless) starts to have all kinds of problems with our file. It gets down to the day we should have closed and we are nowhere near ready to close. Liz was able to negotiate with the bank to give us an extension, provide advice on how to ask for the extension, and give us a kind ear as we were a bit stressed (everything in storage and living out of a hotel).

So we have an extension now and are getting closer to the NEW closing date and how is the lender doing… Well the file did not seem to move. Liz should have a set of boxing gloves on the wall because she was really able to go to the mat for us and get the ball rolling.  We finally closed with 2 days to spare.

So after all is said and done Liz provided us a wonderful personalized house-warming gift and we were able to get into our new home. Within two weeks the water heater dumped out on us and Liz was right there (almost getting a pipe wrench in hand to assist) with the home warranty information. She was quick to make sure we were able to get it taken care of (AFTER WE CLOSED MIND YOU). Then a week after that we received a text message asking how things were going, and a month later a phone call to make sure we were happy.

I am not sure what I can say other than this was the best realtor experience I have ever had in my life and this is probably the 5^th property we have purchased over the years… I would defiantly use her services again for my next home purchase, recommend her to anyone, and so on… One more thing if you go with Liz make sure to take her advice on mortgage lenders and you may avoid some of the problems we had. (use a local lender)

Being from Canada, we contacted Liz online and received an immediate response to our inquiry. She sent us several listings that were a close match to what we were looking for including within our price range. Recently I purchased a home in Lake Havasu City, Arizona.  Liz Miller was my realtor and I couldn't be happier with her performance!!  My significant other and I came to Lake Havasu City in late August, 2010 to investigate possibly finding and subsequently purchasing a home.  Liz was recommended by Rita's friend Julie.  Liz  defined our needs and desires and then researched all available homes in the area.  She then put together a list of potential properties with all the specifics and particulars along with backup information such as price comparisons in a consolidated portfolio.

We met with Liz to go over the proposed properties and selected a number of properties to visit.  Liz arranged for the visits and sometimes multiple visits until we decided on the home at 1481 Park Terrace Avenue.  Liz then worked with us to determine the purchase price and what all would be included.  Liz then prepared the Purchase Agreement and coordinated between the seller(thru their realtor) and us until the Sales Agreement was mutually agreed upon. 

Liz did everything asked of her in a pleasant and expeditious manner with the seller/their realtor, my financial institution and the title company.

Liz is a very competent, resourceful, hard working and pleasant realtor which I am happy she represented me in my home purchase and would recommend her to anyone who is looking for a home in the Lake Havasu City Area.

Larry and I wanted to let you know how much we appreciated all of your assistance in helping us find our retirement home in Lake Havasu.

It started with a search for a "Buyers Agent" on the internet and up popped "Just Call Liz".  We perused your website and found you had tremendous credentials and had some awesome accolades.  We decided that you would be our agent when we decided to start looking for our retirement home in Havasu.

We prematurely got started when Larry accidently sent an inquiry to your website several months ahead of when we were planning to start our search.  What a surprise it was to have you respond almost immediately!!  To make a long story short, you set us up with our own personal "cart" and we were now in the process of searching for our house.

When we arrived in Havasu, you guided us through the process of choosing the houses we would look at, and we did end up making an offer on one of them.  The next day, unfortunately, that offer did not come to fruition.  What another surprise from you, though, that while working on our offer on that SUNDAY morning (sure hope your husband has forgiven us for taking up your Sunday morning), you found another house that had come on the market the day before.  We decided to take a look at that house and it turned out to be THE house we were looking for, with all the amenities, plus more!!  We truly do believe that you KNEW this was the house we were looking for, and we made an offer that day and it was accepted.

Liz, you guided us through every aspect of the process with such professionalism, and we thoroughly enjoyed working with you.  We can't say enough praise about our experience with you and, in fact, we are recommending you to anybody and everybody who will be looking for a house in Havasu.  We have your cards and will hand them out gladly.

Our house closed two weeks ahead of schedule, so we were very pleased to be working with both you and Holly Miller from Chicago Title Insurance Co.  You ladies are both AWESOME!!

Buying a house via long distance we thought was going to be a challenge if not a nightmare.  We began looking over the internet at Lake Havasu City when Liz Miller picked up our inquiries.  She sent us numerous listings at our request for about 2 months. Once our house in Vancouver, WA sold we made a trip to Lake Havasu City. 

We arrived on Wednesday (August 6^th) evening and met with Liz Miller Thursday morning. She was very helpful and informative.  She asked us what we were looking for in a new house and with that information we fell in love with the first house she showed us.  We also looked at many others with Liz as well as on our own.  We made an offer on the first house she showed us the next day, Liz got the inspectors in line for Monday and everything was accepted and in line for closing by Tuesday and we returned to Washington one week later, closing was final on the Friday August 17th.

Even after closing Liz when to our house to check on repairs that were to be done to ensure us that they were 100%.  Wow what a blessing it was to work with such a professional and friendly person who had our interest in mind.

We’ll be back in Lake Havasu City the first week in September with all our belonging to set up our new home.
